Crescent Wood Country Estate is a family-oriented lifestyle estate under the jurisdiction of the
City of Joburg that covers about 184 hectares with 265 stands of which some are designated for free standing sites and
sectional as well as a number of public open spaces where parks, sporting and recreational facilities and amenities such
as a Club House and Board room are available.
The Crescent Wood Home Owners’ Association (CWHOA) – a not for profit company, has been
established and is responsible for the Estate management including the management and maintenance of common property,
security and implementation of the residential building guidelines in line with the approved memorandum of incorporation
and articles.
You will be required to complete documentation during the transfer of the property you are
purchasing to become a member and you will become member once the transfer is completed. Any person(s) or entity
reflected in the records of the Deeds Office as the registered owner(s) of any Property in the scheme becomes a member.
Where more than one person owns land/unit/property, all the registered owners of that land/unit/property are together
considered to be one member of the CWHOA and have the rights and obligations as one member of the CWHOA.
The common property is that part of the Estate that is owned by all shareholders includes roads,
parameter fence, buildings driveways, parking bays and garages, private gardens and gardens, swimming pools, corridors,
lifts and entrance foyers to name a few and is owned by all
Levies are proportionate of costs incurred in running or operating the CWHOA, which have to be
paid by the CWHOA to its creditors and suppliers. Levies are payable in advance on or before the 1st day of each month.

The monthly levy will be used for rates and taxes and insurance for the common property, the
maintenance of roads, intercom, sports facilities (tennis courts and bowling green), maintenance of Club House,
outbuildings and security buildings, garden services, security, management and audit fees etc.
The Estate Office is situated at the Club House.

New HOA Members: The access tag(s) can only be collected from the Estate Office during office
hours after the enrolment form has been completed and the management agent has confirmed proof of transfer once the
estate movement form has been completed. Proof of identification will be required. You can also apply for your helper or
gardener following the same process. New Tenants: The access tag(s) can only be collected from the Estate Office during
office hours after the enrolment form has been completed and the Owner/management agent has confirmed tenant by
completing the estate movement form. Copies of identification documents and rental agreements must accompany completed
forms. You can also apply for your helper or gardener following the same process.
You will be required to report the lost tag to the Estate Office during office hours and apply
for a new access tag by completing the enrolment form and paying the new tag issue costs. The stipulated amount must be
paid into the management agent’s account using the appropriate reference and a copy of the proof of payment must be
submitted together with the completed form.
You can actively participate in the various activities, processes and events that are held from
time to time and share your insights. We also encourage residents to raise any concerns with the Directors through the
management agent or the Estate Office.

management agent or the Estate Office. We also have a mobile speed monitoring system that enables us to monitor speed
throughout the Estate.
Yes. Only domestic animals posing no danger, noise or odours may be kept behind secure
fence/gates. All domestic animals have to bear a tag which shall reflect the name of their homeowner. Owners will receive
a warning if their pets are found to be roaming around the Estate and if it happens again, a penalty will be
issued.
Crescent Wood Country Estate has a number of recreational and sporting facilities that can be
enjoyed by all who live in the Estate. These facilities include the Club House, Board room, pool, volleyball court,
tennis, squash, soccer pitch, cricket practice facilities, Children play area & parks. Residents can make use of them
in line with the rules and guidelines. Residents who wish to use the Club House, Board room, tennis and squash courts
will be required to book them using the online facility booking system
